Affina: Elevating Luxury Multifamily Living with Custom Architectural Signage

Affina: Elevating Luxury Multifamily Living with Custom Architectural Signage

Project Location: Kendall, Miami, FL

Scope: Turnkey Signage Design, Fabrication, & Installation

Affina is a luxury residential enclave located at 15705 SW 127th Avenue in Kendall, Miami. This newly developed community offers a mix of contemporary apartments and spacious townhomes with private lawns, designed to serve as a tropical urban oasis. Residents enjoy resort-style amenities including a beach-entry pool, a state-of-the-art fitness center, and lush nature trails that provide a peaceful retreat within the vibrant Miami landscape.

Partnering for Success in Multifamily Development In partnership with RAM Realty Advisors, Baron Sign Manufacturing was brought on board to deliver a comprehensive multifamily architectural signage package. Our team assisted with the initial design concepts and managed the entire process through to turnkey fabrication and installation.

A unique challenge of this luxury apartment signage project was the expansive property layout, which features ten separate buildings. The community includes two gated entrances leading to different residential zones. To ensure a seamless resident experience, we fabricated and installed custom illuminated wayfinding monuments with push-through copy, ensuring clear navigation from the moment guests arrive.

Signage Package Highlights

  • Comprehensive Wayfinding Systems: 7 illuminated monuments and 6 directional signs to navigate the multi-building campus.
  • ADA Compliant Signage: 382 custom ADA room signs ensuring code compliance across all 322 units.
  • Amenity Branding: 6 specialized rules signs for high-traffic areas including the Pool, Fitness Center, and Fire Pit.
  • Secure Entry Solutions: 2 custom gate entry cabinets integrated with DoorBird video stations for secure access.
  • Exterior Branding: 2 sets of reverse-illuminated channel letters mounted to existing architectural walls for maximum visibility.

This project exemplifies Baron’s ability to execute large-scale residential development signage that blends functionality with high-end aesthetics.

Seamless Coordination for a Standout Feature

Collaboration with KAST Construction, the General Contractor, was key to our success. One of the building’s standout features is the reverse-illuminated channel letters in each elevator lobby, prominently displaying the floor number. By bringing Baron in early—before drywall installation—KAST enabled us to coordinate with the electrical and drywall contractors, ensuring low-voltage wiring was stubbed out at the installation points. This early planning allowed us to mount the letters directly to the drywall, eliminating the need for a wireway to house electrical components.

All power supplies are housed in a nearby electrical room on each floor, ensuring easy access for future maintenance. This project exemplifies how proactive coordination results in seamless integration and long-term serviceability.

Unique Unit Signs

The unit signs in this project are truly one-of-a-kind. Each unit features a wood accent corner piece outside the door, custom-designed by the wood mill subcontractor. To seamlessly integrate signage, the wood mill pre-cut a space in each accent piece to accommodate a wraparound unit sign.

We fabricated an aluminum frame to outline the cutout, then installed flat-cut aluminum numbers on the wall-facing side, visible from the hallway. However, since this placement was too far from the unit door, we also installed a small, ADA-compliant unit sign in the appropriate location to meet accessibility requirements.

Illuminated Perforated Accent Wall

Illuminated Perforated Aluminum Panels

Illuminated Perforated Aluminum Panels: A Custom Fabrication Success Story

When a high-profile client envisioned a stunning illuminated wall made from perforated aluminum panels, they turned to us for help. Thanks to our extensive experience in custom fabrication, the designing architect, Song + Associates, entrusted Baron to bring their vision to life.

The Design Challenge

The project called for a 111-foot-long wall featuring illuminated panels with dynamic elements. At each end of the wall, monitors would display company logos, connected by electric or lightning-inspired imagery. This striking “electricity” would feature color-changing LEDs, while the rest of the wall would be illuminated by white LEDs.

The biggest challenge? Ensuring the LED colors didn’t blend together and stayed true to the intricate lighting design. To meet this challenge, we engineered a precise solution:

  1. Custom Welded Channels: We welded channels onto the back of the panels to outline the shape of the electricity, creating defined pathways for the LEDs.
  2. Unique Perforation Patterns: To enhance the visual effect, we fabricated panels with varying perforation sizes that followed the flow of the electric design. This added depth and dimension while ensuring optimal light diffusion.

The Final Result

The finished product exceeded expectations. The combination of the perforated aluminum panels, the color-changing LEDs, and meticulous craftsmanship created a visually stunning and highly functional installation. The client was thrilled, and the project stands as a testament to the power of collaboration and custom fabrication.

HCA Healthcare Woodmont

HCA Woodmont

Baron Sign Manufacturing’s involvement in this project underscores our reputation as pioneers in the signage industry. With experience dating back to 1983 and an ever-growing portfolio of successful installations, Baron Sign Manufacturing brings a blend of creativity, precision, and technical prowess to every project. Our collaboration with HCA Healthcare for the Woodmont monument sign exemplifies our ability to execute high-quality large-scale monument projects on time.

HCA Dual Monument Project Summary:

Installation of two custom-fabricated sign cabinets with face-illuminated channel letters for HCA Woodmont.

Emergency Monument Sign: Dimensions 12’x4.5’x4.25′ with a concrete footer volume of 7 yards.

HCA Monument Sign: Dimensions 65’x6.75’x4.5′  with a concrete footer volume of 20 yards.

HCA Monument Project Completion Path:

  1. Design and Planning: Our skilled sign design team created a detailed design that included all dimensions, materials, colors, and specifications for the monument sign.
  2. Fabrication of Frame and Panels: The aluminum angle was cut, welded, and assembled to form the frame of the monument sign according to the design specifications. Aluminum sheeting was then cut to size on our state-of-the-art CNC router and attached to the frame to create the sign panels.
  3. Painting and Finishing: The aluminum components were prepped primed and painted with a Brushed Aluminum finish, ensuring an even application and durable coating. This step involves multiple coats and proper curing to achieve our standard of desired finish.
  4. Channel Letter Fabrication: The HCA Healthcare logo was fabricated into channel letters using aluminum, acrylic, and vinyl. These letters were carefully crafted to match the design specifications and ensure uniformity in illumination.
  5. Electrical Wiring and Installation: Principal LED lights are installed within the channel letters to provide illumination. Wiring is carefully concealed within the sign structure to ensure a clean and professional appearance. Electrical components are tested to ensure proper functionality and safety.
  6. Assembly and Installation: Once all components were fabricated and prepared, the final assembly of the HCA monument was completed on site. The sign was hoisted section by section onto the poured concrete footer. The assembly was completed once the final electrical connection was made.
  7. Testing and Quality Assurance: Before finalizing the installation, the entire sign system underwent rigorous testing to ensure proper functionality.
  8. Final Inspection and Approval: Once testing was complete, a final inspection was conducted to verify that the sign meets all design specifications and regulatory requirements.
